Start Before You TourThis is the big one: bring Winona — or list her as your agent — the very first time you visit a builder's model home. Walk in alone and you may forfeit your right to representation at no cost to you.
We'll line up financing (builders often have in-house lenders with incentives — we'll compare them against outside lenders to get you the best overall deal).

Do I really need my own agent if I'm buying from a builder?
Yes. The friendly rep in the model home works for the builder, not for you. Winona represents your interests — reviewing the contract, pushing for incentives, and making sure the home is built and priced right.
When do I need to register Winona with the builder?
On your very first visit — before you tour or sign anything. Most builders require your agent to accompany or register you on that first trip to honor buyer representation. Tell Winona which builders interest you and she'll register you correctly.
Can an agent actually negotiate on new construction?
Yes. Base prices are often firm, but upgrades, design-center credits, lot premiums, closing-cost incentives and rate buydowns are frequently negotiable — especially near quarter-end. Winona knows where builders tend to have room to move.
Should I use the builder's preferred lender?
Sometimes. Builders often tie incentives to their lender, which can be worth it — but not always the best overall rate. Winona helps you compare the true cost so you capture the incentive without overpaying on the loan.
Do new homes come with a warranty?
Typically yes — most builders offer a structured warranty, commonly one year on workmanship, two on systems and ten on the structure. Winona makes sure you understand the coverage and your walk-through and inspection rights before you close.
